Getting your property ready

You're on the calendar. Most owners and managers aren't on site for their shoot, and that works perfectly. Brad works best alone with the property, with no clock and no crowd. Feel free to pass this along to your cleaner or designer.

Before Brad arrives

  • Cleaning is finished and the cabin is guest-ready: beds made, linens and towels in place, nothing mid-repair.
  • Any intentional staging, like a set dining table, is complete. Designers, finishing the day before is ideal.
  • Personal items, cleaning supplies and extra clutter are tucked away.
  • Cars are moved out of the driveway and away from the front of the property.
  • Photos only: we'll work around your turnover. Just let Bridget know your checkout, cleaning and check-in times.
  • Film day: The Capone Film and The Vertical Trailer need the full day of light, so please keep the property clear of guests all day.

What Brad takes care of

On his walkthrough, Brad turns on the lights, lamps and fireplace, pulls the hot tub and grill covers, and handles the small adjustments room by room. You don't need to touch any of it.

Composition first, styling second

Leave the throws, candles and wine on the deck out. Brad finds the strongest angle and light in each space first. Then, with the Stay Edit, styling is placed exactly where that frame needs it. The frame isn't built around the props. The props are placed to fit the frame.

Access and the details you want featured

Bridget, your client coordinator, will reach out within one business day. She'll collect door codes and anything you'd like highlighted, like the game room, theater or view decks.
